Brokerage Relationship Disclosure
Florida law requires real estate licensees to disclose their brokerage relationship to buyers and sellers in real estate transactions. As authorized under Section 475.278, Florida Statutes, Julian Yuken may work with clients in one of the following capacities:
- Transaction Broker (Default): Provides limited representation to a buyer, seller, or both, with duties including dealing honestly and fairly, accounting for all funds, using skill, care and diligence, and disclosing all known material facts affecting the value of the property.
- Single Agent: Represents either the buyer or the seller — but not both in the same transaction — with full fiduciary duties including loyalty, confidentiality, obedience, full disclosure, and accounting.
- No Brokerage Relationship: The licensee assists a party in a transaction without representing that party's interests, while still dealing honestly and fairly.
Section 475.278, Florida Statutes
The specific brokerage relationship will be established and disclosed in writing before or at the time of entering into a listing agreement, buyer representation agreement, or before the showing of property, as required by law.
